14788 S. Shadow Grove Court | Extra Flair

$669,500 | 4,414 sq. ft. | 5 beds | 3.5 baths

No parent ever admits to having a favorite child, but let’s face it: they totally do. The same can be said of homes.

This house at 14788 S. Shadow Grove Court hails from one of SunCrest’s most celebrated builders, and it received “favorite child” treatment from them, even above and beyond what other homes with the same floorplan received when they were built.

A bigger family room means more accessibility, and more enjoyment.

The main floor was designed to host parties, dinner dates, or days of your own pajama-clad noshing. The large chefs kitchen is complete with double ovens, granite countertops, stainless appliances, and an island that can handle any holiday feast with ease.

The sellers love the master retreat and it’s hard to disagree. It’s a lavish space with coffered ceilings and a master bathroom dressed to the 9’s.

Downstairs is sensible, spacious, and consistent to the home’s design elements.

Outside, the landscaping has extra flair for killer curb appeal that blends perfectly with the serene SunCrest backdrop.

Sure, the home was a little spoiled when it was built, but now you can reap the rewards.

SunCrest Open Space Discussion & Edelweiss HOA Annexation

SunCrest Open Space Discussion

Draper City Council will be discussing the boundaries of a potential conversation easement for SunCrest area land (aka SunCrest open space.) This discussion will be held during their “study session” and is open to the public. However, no public comment will be allowed at the session.
Background: In June, Draper City sold 110 acres of SunCrest area land commonly referred to as the Blue Bison Development. The sale of this land effectively paid the entire debt the City incurred from purchasing nearly 2,400 acres from Zions Bank in 2012 while also providing a multi-million dollar surplus of funds.

Residents are welcome to attend to hear the discussion and vision for the area or you can contact the Mayor and Council here or by copying and pasting this link. http://draper.ut.us/615/City-Council-ContactBios

Edelweiss HOA Annexation

On June 28th, a motion was made by the SunCrest Board of Trustees  to approve the Edelweiss Subdivision to the SunCrest OA. Draper City, the Declarant outlined in the SunCrest CC&R’s, is the entity required to execute and record additional land into the SunCrest OA.
Draper City received declarant rights under the SunCrest CC&R’s when they purchased the remaining development from Zions Bank in 2012.

Outdoor House Projects: The Best Bang For Your Buck

With summer officially here, many of us are excited to get out to spend more time in our yards, polish up our green thumbs, and let our lives freely spill out the back door. Sprucing up your outdoor entertaining space not only helps make it enjoyable for daily use, it can help increase your home’s value. Below are a few of the most effective ways to gussy up your outdoor space while adding to your home’s value.

Add Some Color
Liven up walkways, flower gardens, patios, porches, and decks with color. From planters to perennials, shrubs to spruces; adding color and interest can not only make your yard more inviting, but help create a welcoming and enjoyable space to kick up your feet.

Stain Your Deck or Porch
A deck or porch is a big part of your home’s outdoor appeal. We often hear, “If I’m going to live in SunCrest, I want to enjoy the view!” What better way than sitting on the deck or porch? Wood decks need regular care to keep them looking their best and to help protect the wood, or you might consider using a manufactured product like Trex for for less maintenance.

Put In a Patio
Take a deep breath. It’s probably not as daunting as it sounds. Bricks, pavers, and stone patios are long lasting, require little maintenance, and do not necessarily require any special cutting or fitting. Adding a patio can create an extension of the indoor space and provide a place for BBQ’s, book reading, or breathing our cool mountain air.

Touch Up Stucco, Siding, and The Roof
If shingles are missing or curling, stucco severely cracked, or siding and trim weathered from the winter, these are not only visual eyesores, they could also lead to further damage. Preventive maintenance is key!

Our Take:
While big projects like remodeling bathrooms or a complete kitchen overhaul are popular ways to increase a home’s value, something as simple as updating landscaping and curb appeal can have a quick impact on a home’s value without breaking the bank. If you’re wondering can be the best way to add your home’s outdoor appeal, contact us today!

15061 S. Winged Bluff Lane | Unbeatable Views

$410,000 | 3,122 sq. ft. | 6 beds | 3.5 baths

It’s not too often that view homes like these come up for sale, so it might be wise to heed our advice: act quickly.

Perched high up on Winged Bluff Lane in SunCrest, this main floor living home is about easy living and soaking up the very views that make SunCrest famous.

If you consider yourself the host(ess) with most(ess), you’re in for a real treat here. Whether it’s Sunday brunch, a casual cocktail party, or getting together with the gang from the good ol’ days, the kitchen and family room open up to the large Trex deck and will pair good company with unbeatable mountain and valley views.

The main floor master is positioned in the back of this place so that everyday sunrises bring new meaning to the old saying “just another day in paradise.”

Two other beds and a universal den or office complete the main floor layout. The downstairs, should you ever dare leave the main floor views, has to be one of the biggest family rooms on the street and is certain to be great space for nights spent at home.

Two other bedrooms, a full bathroom, and a space currently being used a salon (but yours to customize) round out this SunCrest home. If you don’t move fast, the next view will be the “Sold” sign out front.

1792 E. Auburn Ridge Lane | Be Our Guest

$389,900 | 2,801 sq. ft. | 5 beds | 3.5 baths

Plucked straight from the “what’s what” in home fashion trends, this home at 1792 E. Auburn Ridge Lane serves up a delicious dose of oohs and ahhs.

The owners went all out on the jaw dropping remodel. Starting with the kitchen, they added beautiful quartz counters, eye catching subway tile, sleek white cabinets, stainless appliances, and a decorative barn door to boot.

The updates continued in the entry where they opted for a more open feel by removing the former wall – hard to disagree with open concept living, in our book.

Be our guest in the wide open downstairs. This family room will kick your cinema habit in favor of cozying up to watch your favorite flick on the theater style seating.

In the back, transition from indoor to out, with French doors that open up to one of the biggest yards on the block. It’s flat, fully fenced, decorated with mature landscaping, and has a patio perfect for entertaining. Cheers to this one folks; you’re home.

1940 E. Oak Bend Dr | Spring Is Calling

$334,900 | 2,135 sq. ft. | 4 beds | 3.5 baths

For those keeping a watchful eye on the SunCrest real estate market, it’s common knowledge that a home in the low $300s is pretty rare. So we don’t think it’s too far of a stretch to say we may have just rounded up your next space.
1940 E. Oak Bend Drive
For starters, the four bed, 3.5 bath layout is equal parts practical, sensible, and functional.

You’ll find real hardwood floors, three tone paint (we love the modern grays), upgraded fixtures, and a modernized kitchen that features stainless appliances, sleek white cabinets, and a designer subway tile backsplash.

The front of the home overlooks Lone Peak and if you’re up to it, it makes a great hike, or the perfect conversation piece as you entertain guests in the home’s great room.

Downstairs is our pick for nights at home or catching your favorite team (or some zzz’s) as it boasts a cozy family room, another bedroom, and a full bath.

1940 E. Oak Bend Drive

Outside, spring will be calling your name as you step foot on the oversized Trex deck and accompanying pergola. The fully landscaped yard means more room for family games or playing fetch with Fido or watching the wildlife wake up from winter.

14786 S. Golden Leaf Court | Above it all

$639,500 | 4,988 sq. ft. | 6 beds | 3.5 baths

Mind if we start by bringing up a dirty secret? Yes, we mean the inversion, and it’s not so secret: the air in the Salt Lake Valley can get el-yucko.

Well, breathe easy. In this SunCrest home you’ve got almost a half-acre of fenced, landscaped yard to wander around, and it’s full of fresh air, above the ick.

Take five on the Trex deck, fill your lungs with clean ohhh-2 or just look at the views of the city out the window when there’s a break in the weather.

14986 S. Golden Leaf Court

Speaking of indoor views, we were smitten when we saw the main floor family room. Sky high ceilings, an abundance of windows, and a dazzling fireplace.

The current owners rave about the home’s balanced floorplan, and it’s easy to see why. Kids, pets, or unruly family members are no match for the sturdy and stylish flooring that spans the main floor.

That kitchen. Bring it on, top chefs!

The master bed and bath are equal parts open and bright, as it’s cozy and quiet. Your wardrobe doesn’t stand a chance of filling up master closet, it’s huge.

Overall, at nearly 5,000 square feet, five bedrooms (we like the sixth as an office), 3.5 bathrooms, home gym, newer carpet, paint, and some of the most organized, detailed, and cleanest owners we’ve met, you can R-E-L-A-X – this home is ready to fit your family’s lifestyle.

Draper City Property Surplus | Mercer Hollow Area

After approving a 7.3 million dollar offer from Blue Bison Development on 110 acres of SunCrest area property that was declared surplus (surplus= the city’s way of saying “for sale”), Draper City appears to be looking to sell more SunCrest area land.

After a proposal from the developer at an October business meeting to purchase additional land from the City, Draper City will seek public comment on the matter at the December 6th City Council meeting. Below is an overview of the newly proposed surplus area.

road-layout

The proposed parcel, along with the 110 acres currently under contract are in the same proximity as the 20-acre parcel known as Mercer Mountain Estaes that was used to facilitate a settlement agreement between a private developer and Draper City.  It’s possible each neighboring development could provide secondary access to each other.

Reality TV and Real Life

You may have heard rumors that HGTV was lurking around SunCrest. Indeed, we were contacted by some producers about an upcoming series. It got us thinking: buying or selling  a house on TV is certainly a lot different than real estate in real life. While it’s fun to get sucked into our favorite shows — the likeable Chip and Joanna Gaines, the brotherly love of Jonathan and Drew Scott — but we thought with all the recent reality TV stuff going on in SunCrest, we’d dispel a few of our favorite reality TV show myths:

Reality TV: Buyers look at 3 homes and make a decision to purchase one of them.
Real Life: While it’s true you may fall in love with the first home you see, more often than not the process of buying a home means touring more than three homes.

Reality TV: The houses the buyers are touring are still for sale.
Real Life: Many of the homes being shown are already sold and staged for our TV viewing pleasure. In real life, homes are not always in TV-ready shape. It takes some… vision, let’s say… in order to see their potential.

Reality TV: The buyers haven’t decided which home to buy.
Real Life: On TV the buyer is in the process of buying or has already purchased their home. Of course most buyers in real life are still very much undecided about where they want to live; that’s why they’re touring homes.

Reality TV: If you list your home for sale, it will always sell at the open house.
Real Life: Open houses are important and critical way to maximize exposure and attract buyers to your home. However, open houses are only one piece (and often under-utilized) of a realtor’s marketing plan.

Reality TV: Homeowners make a decision about buying or selling a home in a few minutes.
Real Life: Homeownership is the biggest financial decision most of us will make in our entire lives. Buyers and sellers generally spend hours weighing options and debating their decision.

 Our take:

Admittedly it’s fun to see how different aspects of buying and selling real estate are portrayed on TV. However, it’s more important to have a reality check when it comes to buying or selling your SunCrest home. In real life, things can get much messier — offering the right amount, listing at the right price, and adjusting to market trends are all things not often portrayed on the television. Having a real estate team on your side can help you navigate that three-home, two-minute reality TV show deliberation and turn it into a methodically researched, fact-checked, goal-accomplishing, confident decision in the real world.
