2027 Budget Approved
The board unanimously approved the 2027 budget with dues staying the same. Management reported the association is in strong financial shape, and the board plans to revisit dues after a new reserve study confirms the reserves are fully funded. The budget was first previewed in the September recap. A few highlights:
- Lifeguards: The contract was renewed at a lower cost than 2026.
- Landscaping: Mulch is due for its regular refresh, and converting some areas to rock is being considered.
- Water: More drip conversions and a smart irrigation system that shuts off when it rains are being considered to help cut water costs.
- Holiday lights: 2027 will be a lighter year, though more lights are on the way for this season.
- Cable and internet: The current contract is coming up for review, and alternatives are being explored.
Projects on the Table for 2027
These were discussed as possibilities for the coming year. None are final, and several still need bids:
- Clubhouse roof: A replacement is under review after a few leaks, and it’s part of the association’s long-term reserve planning.
- Security cameras: An upgraded system is being looked at, with competitive bids planned.
- Pool equipment: Some pool and hot tub equipment may need replacing.
- Cabana shade awning: Funds have been set aside while the board gathers bids.
- Parking lot: Still being explored. The project is being rebid, and options will be shared with the community.
Homeowner Open Forum
A homeowner asked about allowing artificial turf in front yards, which current rules limit to side and back yards, and requests can go through the online property application at suncrestoa.com. Another homeowner raised a question about recent electrical work near their home, and the board will follow up with them directly.
Other Business
The board approved the September 2026 meeting minutes and September financials. Several LUDs (Limited Use Driveways) opted out of association snow removal this year, and the LUD budget is building its own reserve. A November HOA meeting may not be held because of Thanksgiving, so watch your email for updates.
