It comes as no surprise that we’re fond of SunCrest. The sunsets, scrub oak, trails, clubhouse, and the community are all endearing, to say the least.

We just listed this pretty lady for sale and she’s no exception to that SunCrest endearment. Take the front porch or backyard, for example. Each outdoor space is perfect for an evening beverage with friends or your little tyke’s birthday party. Just make sure we’re invited.

Inside, you can’t escape the natural light–she’s got windows from head to toe.

The upstairs plays host to 4 beds/2 baths and yes, the murphy bed stays. Spoiler: The master has two walk-in closets so leave the boxing gloves in the car.

Downstairs comes complete with a guest bedroom, bath, and large family room; add a big screen and you’re set.

SunCrest Community BBQ – The Q In Review

Kudos SunCrest residents, kudos. Chalk it up that the 2015 #suncrestannualbbq was a success. After a skittish weekend of weather, Mother Nature left us alone (begrudgingly, I’m sure) to enjoy this SunCrest community event.

I enjoyed trying (note: trying) to meet everyone who checked in. I exchanged many a “Hello, how are you?” as residents checked in, but [regrettably] missed some conversations. See you around? I sure hope so.

Based on our ticket count, over 600 residents attended. Not too shabby for roughly 1300 homes up on the mountain.

I now know whom I need to take to Wendover or Vegas when I cross over to Nevada next.  We had two families beat the odds and take home two raffle prizes.

Mr. Nuzman would beg to differ. By following our Facebook and Instagram, he took home 100 new friends, all named George.

How about the games? The bounce house, rock wall, slide, and jousting gave me flash backs of Nitro, Laser, and Turbo circa 1989. I can hear the American Gladiators theme music now…

The OA staff was on point all night with the cotton candy and temporary tattoos.

Redbox, Netflix, Hulu, or the good ol’ fashion movies got the night off thanks to this big screen.

Annual SunCrest Summer BBQ

Mark your calendars for the Annual SunCrest Summer BBQ! Join your neighbors and friends for an evening of fun August 8, 2015 in the Village Green Park. The games will start at 5pm including a rock wall, roller ball and bouncy houses. Live entertainment and dinner will start at 6:30pm. Residents will enjoy music by Joe Friday and at dusk there will be a “Movie in the Park”. Be sure to bring your blankets and lawn chairs for this fun event.

We are so excited to be the presenting sponsor of this years event. It has always been one of our favorites. July SunCrest Market Update

Pricing Your SunCrest Home
The number of homes for sale is currently lower than expected. In a market like this, real estate professionals are often pressured by sellers to put a premium price tag on their listing, or to float a high asking price and just “test the market.” Many have seen a neighbor’s home sell quickly and for a higher price than they anticipated, so the temptation is understandable.

Selling Your SunCrest Home Now Versus Later
This strategy to list high and think, “If it doesn’t sell, we can always lower it later,” can potentially create a few problems as you are trying to sell your SunCrest home.

Pricing too high can potentially:

  • Limit the number of likely buyers who are interested in your home because you’ve priced it higher to allow for “negotiation room.”
  • Paint a negative picture in the buyer’s mind. If buyers thinks your price is too high, they may jump to the conclusion that you’ll be unreasonable in negotiations.
  • Keep your home from selling quickly. The longer your home is on the market, the less likely it may be that you get a strong price. Think of when you were looking for homes. When you found a home had been on the market for long period of time, what did you think? What’s wrong with it? Why hasn’t it sold?

Accurate pricing comes down to having a full understanding of our niche neighborhood, style, and size of homes–just to name a few factors–and it’s not just throwing together a quick, free, comparative market analysis. Oak Vista is not the same as Eagle Crest. DR Horton will not be the same as the future developments in SunCrest.

If you’re selling your home, ask the agent being interviewed to explain his/her strategy on their pricing recommendation. How long will it take to sell at that price? How close to their recommendation will it actually sell for? In our opinion, great agents will tell you what you need to know rather than what you want to hear.

Life on Laurel Oaks

What happens when a seasoned vet in the real estate industry, and the owner of a construction company collaborate on building their own home? You get one heckuva house! And when that house was recently listed with a good friend and colleague in our office, we knew we had to share it with you here.

I mean, just look at the pics! Want to see it up close and personal? We’re easy to reach.

When I scoped this place out, it was hard to leave the backyard. Think about a kid in Disneyland for the first time, when the park is closing. That was me. Trying to tell a kid they cant ride Magic Mountain one time was like trying to tell me not enjoy those views for just one more second.

The owners RAVE about the kitchen, and how can you not? Viking stove, top o’ the line built-in KitchenAid appliances, and enough space to invite your friends, family, and *cough cough* realtor over to entertain.

Inside, the owners went over every detail and no expense was spared. We can start by mentioning the 4-car garage, main floor laundry, in-home surround sound and central vacuum. But we know that what you really want to hear about is the timeless six-inch plank, oak hardwood floors throughout, soaring ceilings with exposed wood beams vaults and not one, but two fireplaces for cozy nights.

As I’m sure you’ve guessed by now, the master bedroom is simply stunning.

When you go downstairs, reach for the sky. It’ll be higher than you think. True 10-foot ceilings eliminate the typical cramped basement feel. Large and in charge windows allow tons of light, and looking out, you can keep checking to make sure the valley vistas didn’t move an inch. The full kitchen downstairs makes entertaining at this place a breeze!

The backyard is nestled up to nature and makes you feel like you’re piloting a 747; you’re flying high over the Salt Lake Valley. The partially covered deck, covered patio, and flat yard deliver that same level of detail you’ve come to expect after seeing the home’s interior.

Stoneleigh Heights – Double The Fun

We’ve said it before, and you’ll probably (more like, definitely) hear us say it again: We love Stoneleigh Heights! From the street, these townhomes hide their ‘weight’ well (something we all wish we could do, right?) Though they look slim on the outside, the insides are downright spacious.

We recently listed this Stoneleigh Heights 2 bedroom, 2 car end unit (fun fact: driveway is heated!) and wanted to share the pics with you…

The kitchen, complete with hardwood floors, Corian countertops, stainless steel appliances (all included, B.T.W.), and a semi-formal dining adjoin the main floor walkout.

Dare us to show the upstairs? June SunCrest Market Update

Since April, you’ve probably noticed “For Sale” signs popping up out of the ground in SunCrest. In chatting with neighbors throughout out the community, we’ve been asked, “Why’s everyone moving? Is there something wrong with SunCrest I don’t know about?” Our answer: Nope! Just like tulips emerging each Spring, this phenomenon happens about this time of year, every year.

Unlike other years, however, some media outlets have been reporting we are headed for another housing bubble like we saw in 2007. They credit extremely low inventory, low interest rates, and a buying frenzy among Millennials (those age 35 and under).

During 2007, SunCrest was booming with new construction and in hot markets like ours, it was typical to see a higher premium paid on new construction versus existing homes. During this boom, builders couldn’t build quick enough to keep up with the demand of buyers. This, along with loose lending standards, created higher prices.

But are we experiencing a bubble now?  CoreLogic, a data driven real estate economics firm, says no, and we think they’re probably right. This infographic breaks down national home prices now, versus the peak we saw in the late 2000’s.

Are we experiencing another bubble in SunCrest?

Definitely not. We got our shovels and dug up SunCrest statistics for homes sold. We took the average of 3 like properties from the first 6 months of 2007 and compared it to the first 6 months of 2015. Pretty startling.

Our Take:

The good news is, we’re not seeing those inflated (dare we say bubble?) prices of yesteryear. However, many residents in SunCrest are still experiencing negative equity. Their property was purchased at the peak and they’ve pulled down the lap bar to ride the roller coaster of rebounding housing prices. On the flip-side, some residents purchased at the bottom and have a bit of equity when the time comes to sell. Whatever scenario you may be faced with when selling, using a team of professionals that has studied and understands the past, will help put you in a good place when it comes time to act on your future.

Fielding Hill Remodel: Before & After

When the Murphys called us to discuss selling their home, we wanted to talk to them out of it. Not because we thought for one minute that their home wouldn’t sell, but because we didn’t want to see them go. This is our third transaction together and quite frankly, we think SunCrest is a better place with them here.

When the Murphys purchased this property, they recognized it needed a little tender loving care. On the day they got keys, they came armed and ready. I think I recall them showing up to closing with a sledgehammer and hard hats. Oh sure, lots of us have big plans to “knock down this wall” or “remodel that room,” but sometimes life gets busy and big plans get postponed. This wasn’t the case with the Murphys.

Immediately walking in the front door, the entry and living room ambience is now cozy, warm, and welcoming.


The exterior underwent a facelift that would make HGTV’s ‘Curb Appeal’ drool. The fence creates separation and defines the outdoor living space. The Murphys say they now spend countless hours on the deck enjoying nature and the unobstructed views. How can you not?


How about the mater suite remodel? The trendy and fashionable barn door compliments the homes fixtures and consistent design. The 4-piece bath with the (gigantic) tub is perfect for a relaxing soak after a long day. Bubble bath can negotiable with the sale.


The most dramatic changes happened in the kitchen and the family room. The decision to knock down the cut outs (tube tv’s were soooo early 2000’s), construct the wood beam, add distressed wood to the wall and accent the fireplace was spot on and caught us by surprise. The space is more open and creates a warm inviting gathering place that it lacked with the original design.


We think the before and after pictures speak for themselves. We’ve been fortunate to be a part of the process and see the dramatic changes. What’s that old adage, leave things better than you found them?
