4th Quarter Utah Market Report 

Cheers to a happy and healthy 2020. Hope you are off to a great start to your year. As you know here at Windermere we have a team dedicated to analyzing the market and making predictions. The following analysis of select counties of the Utah real estate market is provided by Windermere Real Estate Chief Economist Matthew Gardner. 
 
Here are 3 things we found interesting from Gardners Q3 Report
 
  • The number of homes for sale in the final quarter of the year was 14.4% lower than in the same period a year ago and 21.3% lower than the third quarter of 2019.
  • The average home price in the region continued to rise in the fourth quarter, with a year-over-year increase of 9.5% to an average of $403,186.
  • Inventory levels remain low, even in the face of modestly increasing market time.

Mountain Ridge Estates – SunCrest Shoebox – 3/5 Proposal

Mountain Ridge Estates – SunCrest Shoebox

The Draper City Council will hold a public hearing March 5th at 7PM on a revised plan for the ~84 acres known as Mountain Ridge Estates aka “SunCrest Shoebox” parcel located east of Tallwoods and west of Eagle Crest subdivisions in SunCrest.
This will be a public hearing. Those interested can voice their comments beginning at 7PM at Draper City – 1020. E. Pioneer Road Draper, UT 84020.

New to this proposal is lot 28, previously the monument park.

The proposal has special restrictions for this lot:

The lot shall comply with all applicable laws and regulations
The lot shall be entitled to a storage shed 30’x30’
The lot shall be entitled to a “family play area” approximately 50’x50’ which may include an open air pavilion, picnic area, tables, kitchen and restrooms.
An outside graded play area of grass approximately 90’x100’
A private access road no more than 12’ wide to access the above features.
Other changes since February 5th, among others:
Elimination of most of the long skinny lots.
Buffer zone added around existing neighborhoods.

Hamlet Homes – Now Selling in SunCrest

Hamlet Homes is making its return to the SunCrest! Located off of Traverse Ridge Road and SunCrest Drive, Hamlet Homes recently purchased lots in the Edelweiss subdivision from Lennar Homes (formerly Candlelight).

According to Hamlet Homes, they will be offering 6 different floorpans with pricing starting at $494,900.

Sequoias Development (aka Blue Bison) – Draper City Planning Commission

Sequoias Development (aka Blue Bison)

Update: This item was pulled from the Planning Commission agenda and was not presented August 23rd, 2018.

Draper City Planning Commission is looking at the first proposal and concept plan on 110 acres of SunCrest area property commonly referred to as the Blue Bison development. Going forward as the “Sequoias Development” this large piece of real estate is located at approximately 2900 E. 16000 S, or just east of the Mercer Hollow subdivision on the Utah County side.

Among others, the applicant is proposing 415 units on ~110 acres.

UPDATE: This motion was denied.

Weeks and Summerhays voted against council member Green’s motion to deny the proposal. Green, Lowery, and the Mayor voted to deny the proposal. The Mayor was a swing vote in the absence of council woman Vawdry.

The Draper City Council will review and vote August 21st at 7PM on a revised plan for the ~84 acres known as Mountain Park Estates aka “SunCrest Shoebox” parcel located east of Tallwoods and west of Eagle Crest subdivisions in SunCrest.

No public comments will be taken during this meeting.

A motion was made and approved by the City Council to extend the request for 3o days. (Council members Lowery, Green and Vawdrey voting for while Council members Weeks and Summerhays against)
The Draper City Council will review and vote Tuesday June 5th at 7PM on a revised plan for the ~84 acres known as Mountain Park Estates aka “SunCrest Shoebox” parcel located east of Tallwoods and west of Eagle Crest subdivisions in SunCrest.
Public comments may only made during the general meeting as they public session was held May 22nd.

SunCrest Shoebox

The Draper City Planning Commission will review a revised plan for the ~84 acres known as Mountain Park Estates aka “SunCrest Shoebox” parcel located east of Tallwoods and west of Eagle Crest subdivisions in SunCrest.
The revised plan includes:
  • 147 single family units – 1.92 gross units per acre.
  • Elimination of all multi-family units.
  • Nearly 6.5 acres for a proposed monument park
  • ~37% open space

Mountain Park Estates (SunCrest Shoebox) | Revised Proposal

Join the owners of the Mountain Park Estates Development tonight, March 8th from 6:30-8:30PM at the SunCrest Clubhouse as they present their proposed development modifications for  SunCrest area land known as the SunCrest shoebox.

Modifications include:

  • Removal of town homes; 20 foot non-disturbed areas along parcel property lines;
  • Reduced disturbance and grading in existing Gamble Oak and other Non-disturbed Open Space areas;
  • Increased preservation of areas with 30% or greater slopes; and noise study results for proposed on-site materials processing to reduce heavy truck traffic on existing SunCrest roads.

For those unable to attend, below is a preliminary proposal for the area. The owners plan to present to the Draper City Planning Commission on Aril 12th, 2018.

Concept Plans | Mercer Mountain Estates & Lone Peak Canyon

Tonight, Draper City Council will review a proposed amendment to the master development agreement for Hidden Canyon Estates, Mercer Mountain Estates and Lakeview Heights Properties. Although these concept plans (located adjacent to existing Hidden Canyon Estates development) are not the official, final plats for the development, they do provide SunCrest area residents with the first solid peek at what developers are planning in this part of our neighborhood.

Mountain Park Estates

The scheduled public hearing  for the Mountain Park Estates Master Planned Community in the SunCrest area has been withdrawn by the applicants. Re-noticing for the meeting will be posted here at Suncrest Lifestyle when more information is available.

SunCrest Surplus Property

Still on the agenda is a public hearing for a ~.54 acre surplus  of SunCrest area land and subsequent sale. This piece is located approximately 14000 South Upper Corner Canyon Road near the existing Edge Homes Hidden Canyon Estates subdivision and Draper City Peak View trailhead.
