Sometimes we play it cool when we find a house we love; we don’t ever want to be accused of hype. But this time, we’re having a hard time holding still.

Our love for SunCrest ramblers is well-documented (sky high vaults, convenient main level living, sprawling open spaces… swoon!) and this is one of the best examples we’ve seen in a long time. On top of that, add signature SunCrest views? Well, we’re straight-up starstruck.

Set one toe inside, and you will be too. Our bet is that you make a beeline to the back of the house to gaze out the windows, or just go right out onto the covered walkout deck. That outdoor space provides year-round entertainment with the cityscape (or foggy blanket-remember SunCrest sits above Utah’s inversion) as your backdrop. After your lungs and soul are full of fresh air, come back in.

The home, complete with Control 4 home automation, is equal parts expansive as it is grand and transitions flawlessly room to room.

The master bedroom is as exquisite as it looks and the adjoining walkout means you’ve got those same views at your bedside, day or night.

1768 E. Auburn Ridge Lane | Before & After

We love a challenge. When 1768 E. Auburn Ridge Lane hit the market we knew that despite the incredible bones, it would be a tough sell with dated decor. Sure enough, after a brief trial period we were elated to help the sellers take a different approach.

After looking at comparable homes for sale, crunching some numbers, and discovering that with a little TLC we could not only update a beautiful home but help the homeowner make extra money on their sale, we decided together to go forward with a facelift project. While keeping the sellers informed and in charge of all the final decisions, we were on the ground managing the remodel process from beginning to end. They were able to focus on other things in their life while we handled the arrangement. You see, that’s really what we’re all about — we’re not just people you hire to push the paperwork around, plant a sign in the yard, and post a few pics to the online listing service and calling it good. Nope. Not our gig. We’re in it with you, and if there’s an opportunity to make a bold move, we’ll let you know about it.

The result? After a few weeks of work, the home was back on the market and quickly under contract. We helped curate a house that we think is a sweet spot to call home for holidays. We’ll let the photos speak for themselves.

The kitchen, not to be left behind, received trendy white cabinets and a beautiful thick slab of granite for countertops.

Downstairs is the perfect spot to post up for cartoons, movies, or sports game.

Outside, the yard was completely retouched, receiving fresh sod, foliage, and landscaping. With oversized family room windows overlooking the property, you’ll appreciate the new ‘scape.

Now that we’ve ditched all the clues of that old shade of blue, we feel like this SunCrest rambler is a once in a blue moon opportunity.

And this home? Well, we love it for a number of reasons. Not only does it “check the boxes” of what a solid and functional house should offer, but it just feels right, too.

Are Robots Buying Houses?

No. Well, not exactly. As technology gets more sophisticated, we’re seeing the emergence of something called a real estate “iBuyer,” short for “investor-backed buyers.” Basically, these are groups of investors that pool their money, and then use high-tech software called Automated Valuation Models (AVMs) to find what they believe are good deals and make quick offers to home sellers.

IBuyers like Open Door, Knock, and OfferPad will make offers often accompanied by claims that their transactions are more convenient and have less friction, versus selling your home to a traditional buyer. But it’s important to understand the downside to these transactions as well, and how they come up with their offer price.

The fees on these transactions range from 6-16%, and the offer price may not be fair. AVMs use publicly available information and while some effort is made to consider the individual home, these algorithms are built for mass evaluation and can’t capture real life human curb appeal, condition, or location. Unfortunately, as we explained in last month’s SunCrest Market Update, these AVMs are not known for being accurate, and our niche neighborhood only exacerbates the problem.

Our take:

Ignoring iBuyers isn’t the answer; there may be certain circumstances when an offer from one would make sense to entertain. They may be convenient, but is it worth the fees involved? What is your home actually worth? Knowing exactly what your home is worth and consulting with a trusted advisor is really the best way to know if an iBuyer’s offer—or any offer, really—is the best way to make sure you don’t leave any money on the table.

Fill In The Blank: Your Home Is Worth $ _______

Have you seen those sites or apps that promise to tell you the value of your home with one click? You know the kind: “Click here to get your home value instantly!” Chances are you’ve seen or used a Automated Valuation Model (AVM) before but may not be familiar with the terminology. AVM’s are commonly found in website banner ads, social media posts, or many different REALTOR or real estate brokerage websites. They use mathematical modeling combined with a database of comparable properties. But are they accurate?

How are they calculated?

Often times, they rely on publicly available data that can be “scraped” online and fed into proprietary formulas. One well-known website’s disclaimer warns their calculation is
computed using a proprietary formula. It is not an appraisal. It is a starting point in determining a home’s value […] calculated from public and user-submitted data, taking into account special features, location, and market conditions.

So are they accurate?

It depends. Though they don’t claim to be totally accurate, Utah offers additional challenges. In our state, data about sold homes is not released to the general public from the local Multiple Listing Service (MLS). This information can be obtained by hand by homeowner or a real estate professional, but even then, it’s often found to be incorrect because it’s not verified for accuracy. Because of the limited feed, online marketplaces rely on user input and antiquated county records for additional information making Utah results in AVMs less reliable than other markets, and one of the most inaccurate in the nation. 

 Our take: 

What about things like location, condition, upgrades or after repair values? What if you are planning to or just had a renovation? Does your home have a view? Extensive landscaping? Does it have physical location obstacles? What about niche markets like SunCrest that behave (and are valued) differently than others just a few miles away? These items are just a few of the many factors that AVMs just can’t take into account. Currently, only two brokerages in Utah have a direct feed from the MLS, Windermere Real Estate being one of them. This proprietary feed, in addition regularly statistical analysis, continuing education and industry involvement help us stay focused on our niche market.
