More SunCrest Development?
Draper City recently received a $7.3 million dollar offer from Blue Bison Development on 110 acres of SunCrest area property. Located at approximately 2900 E 16000 S, or just east of the Mercer Hollow subdivision on the Utah County side, this area was declared surplus a few years back (the city’s way of saying “for sale”) and appears to have found a buyer.
The potential development would be accessed from a new road off of SunCrest Drive. It does lie within the Traverse Ridge Special Service District (TRSSD) which would be in charge of maintenance costs if the road is public, and the developer would be in charge of any easements and future connections or subdivision needs. This parcel neighbors ~365 acres known as Alpine Joint Ventures that will also likely be developed.
Our take:
Since Draper City’s $5.3 million dollar purchase of nearly 2,400 acres at the end of 2012, almost 200 of those acres appear to be heading towards residential development. This parcel, along with Hidden Canyon Estates and Edelweiss, may have you wondering, “How will new construction impact my home’s value?” New development in any community presents more choices for buyers and sellers. Depending on the size, style, and lot size, new homes can bring new competition to existing SunCrest homes when it comes time to sell, but they will also bring a lot more people up the hill who are interested in buying in SunCrest new construction isn’t for everyone. Working with a team to help position yourself to stand out in a bigger (and newer) crowd, however, will become even more important for any SunCrest homeowner looking to sell.

After unanimously passing the planning commission, Draper City Council will review a new preliminary plat proposal for the Edelweiss subdivision 7 PM, August 16th, at 1020 East Pioneer Road. This 171 lot, 61 acre subdivision is located north and east of the existing Stoneleigh Heights townhomes.

Draper City approved a preliminary plat last year but due to geologic hazards on the north-west portion of the property, the applicant had made changes to to their plat. Most notably:
- Eliminating the connection from Stoneleigh Heights Drive.
- Eliminating townhomes from their subdivision.
- Reconfiguration of the cottage and estate lots.

SunCrest Annual BBQ Recap
Oh, SunCrest. We’re just in love with you. We still get butterflies in our stomach driving up the hill to see you. Heck, we want to grow old with you.
So after getting to spend an entire afternoon with so many of you at the annual SunCrest BBQ — the people who make these houses into a real home for us — you can imagine that we’re still positively glowing.
We’re often asked, “What are the people like in the SunCrest community?” Our response: “Welcoming, friendly, outgoing, and diverse. The best kind of people, really.” Meeting new neighbors and seeing friends at events like this are a reminder why we live in the greatest neighborhood in the state.
We have to give a huge THANK YOU to the SunCrest OA for allowing us to sponsor the event again this year. And how about the food? Justin and his team were slinging BBQ sandwiches left and right. Based on the ticket count, nearly 500 meals were served in under 2 hours! Wow. Not only did Pittmaster handle the crowd efficiently, the food definitely hit the mark.
And Joe Friday Band? Our toes were tappin’ all night to the well played tunes of this fine trio. 
There’s wasn’t a dull moment thanks to Custom Events. The high striker, bounce house, super slide, rock wall, and jousting was a hit with the kids (and adults!) all night.
Congratulations to Gina James who won our Snowbird weekend getaway raffle. Thanks to everyone who entered by dropping your ticket stub, liking us on Facebook, and following us on Instagram. It was fun to see social media posts with our event Snapchat filter, too. We enjoyed chatting with as many residents as we could and look forward to the next community gathering.

2016 SunCrest Annual BBQ
Are you ready for the SunCrest Annual BBQ?
Get ready for good food, fun games, and great entertainment! The SunCrest Annual BBQ is this Saturday, August 6th, in the Village Green Park. The games will start at 6pm and include a rock wall, roller ball and bouncy houses. Live entertainment by Joe Friday and dinner by Pittmaster BBQ will start at 6:30pm. At dusk, this weeks “Movie in the Park” on the big screen will be Zootopia. Don’t forget your blankets and lawn chairs!
We are excited to sponsor the event again this year and have some exciting news… Not only we will have an awesome Snapchat geofilter the day of the event, but we’ll be giving away a “Beat The Heat” weekend getaway at Snowbird Mountain Resort!

Lack of listings
As we move towards a complete housing recovery, we believe that the housing crisis is behind us. High five! Doesn’t it feel so good to say that? The total number of SunCrest homes that have sold is up. SunCrest homes are selling faster. SunCrest homes are appreciating. Distressed property sales (think: short sales and foreclosures) have almost completely disappeared in SunCrest.
However, a new challenge has surfaced to affect the SunCrest real estate market — a lack of SunCrest homes for sale. As predicted, buyer demand has remained strong throughout the summer, but there just aren’t enough homes for them to buy. A lack of sellable inventory could be causing a slowing to the SunCrest market.
Last month we discussed how the price of any item is determined by the supply of that item, and the market demand. We closely follow something called “absorption rate,” which basically measures how many homes sell over a given period of time. In 2016 so far, the current monthly absorption rate in SunCrest is 11.33. Or, roughly 11 homes are selling per month in 2016. Our current inventory? Just 22 homes for sale, or a 2-month supply of homes. You picking up what we’re putting down?
Our take:
A lack of listings could be great news for people selling this summer. Sellers may see multiple offers, spend less time on the market, or face less competition for others who aren’t quite ready. Now may be a time to list if you’ve be considering selling. For buyers, even though there’s more competition for fewer homes, interest rates remain at historic low, keeping the cost to own affordable for many.

Draper Days 2016
Draper Days is happening this week and we’ve got all the deets! From the Draper Days parade, concerts, to walking the booths at Draper Park, there is something for everyone.
Draper Nights Concert
The Draper City Park is the site of many of the Draper Days activities, booths, food, items for sale, entertainment and family fun. The activities begin Friday at the park and range from storytelling, pony rides, and BMX demonstrations (full agenda below). Be sure to check out “One More Day”, an unforgettable evening with Diamond Rio performing their greatest hits. Concert begins at Friday at 7PM.
Parade Route
Saturday gets started early at 7AM with 1k/5k race followed by one of our favorites–the parade! The parade starts at 9AM at the corner of Stokes Avenue and Fort Street and travels north on Fort Street and ends at the intersection of Fort Street and Pioneer. The festivities continue all day at Draper Park followed by “Saturday in the Park” – the best of Chicago and Kansas at 7PM. One thing is for sure, you definitely don’t want to miss “God Bless the USA” Fireworks Spectacular at 10PM.
The event is free to the public with separate rides, bounce houses, booths, and food available for purchase. See you around!

The flat, near quarter-acre fenced yard is really just the cherry on top of all those details offered in this home. You almost feel selfish that such a well-appointed home would also come with those stellar views on such a big lot. Almost.
We’re pretty sure you’ll get over it when you bring over all the neighbors for the house warming party. Inside and outside, this home serves up a delicious dose of sunrises and sunsets daily, and yet you’re not more than 10 minutes to the interstate. Our take? You ought to see in person.
