Draper City Property Surplus | Mercer Hollow Area

After approving a 7.3 million dollar offer from Blue Bison Development on 110 acres of SunCrest area property that was declared surplus (surplus= the city’s way of saying “for sale”), Draper City appears to be looking to sell more SunCrest area land.

After a proposal from the developer at an October business meeting to purchase additional land from the City, Draper City will seek public comment on the matter at the December 6th City Council meeting. Below is an overview of the newly proposed surplus area.

The proposed parcel, along with the 110 acres currently under contract are in the same proximity as the 20-acre parcel known as Mercer Mountain Estaes that was used to facilitate a settlement agreement between a private developer and Draper City.  It’s possible each neighboring development could provide secondary access to each other.

Today, Edge Homes released pricing for the first phase of the Hidden Canyon Estates subdivision in the SunCrest area. Prices start around $400,000 and Edge Homes has indicated the first 5 will be selling discounted and will increase after that. The original development agreement called for a minimum of .17 lot size. This phase is the first of a multi-year, multi-phase development.

Reality TV and Real Life

You may have heard rumors that HGTV was lurking around SunCrest. Indeed, we were contacted by some producers about an upcoming series. It got us thinking: buying or selling  a house on TV is certainly a lot different than real estate in real life. While it’s fun to get sucked into our favorite shows — the likeable Chip and Joanna Gaines, the brotherly love of Jonathan and Drew Scott — but we thought with all the recent reality TV stuff going on in SunCrest, we’d dispel a few of our favorite reality TV show myths:

Reality TV: Buyers look at 3 homes and make a decision to purchase one of them.
Real Life: While it’s true you may fall in love with the first home you see, more often than not the process of buying a home means touring more than three homes.

Reality TV: The houses the buyers are touring are still for sale.
Real Life: Many of the homes being shown are already sold and staged for our TV viewing pleasure. In real life, homes are not always in TV-ready shape. It takes some… vision, let’s say… in order to see their potential.

Reality TV: The buyers haven’t decided which home to buy.
Real Life: On TV the buyer is in the process of buying or has already purchased their home. Of course most buyers in real life are still very much undecided about where they want to live; that’s why they’re touring homes.

Reality TV: If you list your home for sale, it will always sell at the open house.
Real Life: Open houses are important and critical way to maximize exposure and attract buyers to your home. However, open houses are only one piece (and often under-utilized) of a realtor’s marketing plan.

Reality TV: Homeowners make a decision about buying or selling a home in a few minutes.
Real Life: Homeownership is the biggest financial decision most of us will make in our entire lives. Buyers and sellers generally spend hours weighing options and debating their decision.

 Our take: 

Admittedly it’s fun to see how different aspects of buying and selling real estate are portrayed on TV. However, it’s more important to have a reality check when it comes to buying or selling your SunCrest home. In real life, things can get much messier — offering the right amount, listing at the right price, and adjusting to market trends are all things not often portrayed on the television. Having a real estate team on your side can help you navigate that three-home, two-minute reality TV show deliberation and turn it into a methodically researched, fact-checked, goal-accomplishing, confident decision in the real world.

More SunCrest Development?

Draper City recently received a $7.3 million dollar offer from Blue Bison Development on 110 acres of SunCrest area property. Located at approximately 2900 E 16000 S, or just east of the Mercer Hollow subdivision on the Utah County side, this area was declared surplus a few years back (the city’s way of saying “for sale”) and appears to have found a buyer.

The potential development would be accessed from a new road off of SunCrest Drive. It does lie within the Traverse Ridge Special Service District (TRSSD) which would be in charge of maintenance costs if the road is public, and the developer would be in charge of any easements and future connections or subdivision needs. This parcel neighbors ~365 acres known as Alpine Joint Ventures that will also likely be developed.

 Our take: 

Since Draper City’s $5.3 million dollar purchase of nearly 2,400 acres at the end of 2012, almost 200 of those acres appear to be heading towards residential development. This parcel, along with Hidden Canyon Estates and Edelweiss, may have you wondering, “How will new construction impact my home’s value?” New development in any community presents more choices for buyers and sellers. Depending on the size, style, and lot size, new homes can bring new competition to existing SunCrest homes when it comes time to sell, but they will also bring a lot more people up the hill who are interested in buying in SunCrest new construction isn’t for everyone. Working with a team to help position yourself to stand out in a bigger (and newer) crowd, however, will become even more important for any SunCrest homeowner looking to sell.

Edelweiss preliminary plat

After unanimously passing the planning commission, Draper City Council will review a new preliminary plat proposal for the Edelweiss subdivision 7 PM, August 16th, at 1020 East Pioneer Road. This 171 lot, 61 acre subdivision is located north and east of the existing Stoneleigh Heights townhomes.

Draper City approved a preliminary plat last year but due to geologic hazards on the north-west portion of the property, the applicant had made changes to to their plat. Most notably:

  • Eliminating the connection from Stoneleigh Heights Drive.
  • Eliminating townhomes from their subdivision.
  • Reconfiguration of the cottage and estate lots.

Oh, SunCrest. We’re just in love with you. We still get butterflies in our stomach driving up the hill to see you. Heck, we want to grow old with you.

So after getting to spend an entire afternoon with so many of you at the annual SunCrest BBQ — the people who make these houses into a real home for us — you can imagine that we’re still positively glowing.

We’re often asked, “What are the people like in the SunCrest community?” Our response: “Welcoming, friendly, outgoing, and diverse. The best kind of people, really.” Meeting new neighbors and seeing friends at events like this are a reminder why we live in the greatest neighborhood in the state.

We have to give a huge THANK YOU to the SunCrest OA for allowing us to sponsor the event again this year. And how about the food? Justin and his team were slinging BBQ sandwiches left and right. Based on the ticket count, nearly 500 meals were served in under 2 hours! Wow. Not only did Pittmaster handle the crowd efficiently, the food definitely hit the mark.

There’s wasn’t a dull moment thanks to Custom Events. The high striker, bounce house, super slide, rock wall, and jousting was a hit with the kids (and adults!) all night.

Congratulations to Gina James who won our Snowbird weekend getaway raffle. Thanks to everyone who entered by dropping your ticket stub, liking us on Facebook, and following us on Instagram. It was fun to see social media posts with our event Snapchat filter, too. We enjoyed chatting with as many residents as we could and look forward to the next community gathering.

2016 SunCrest Annual BBQ

Are you ready for the SunCrest Annual BBQ?

Get ready for good food, fun games, and great entertainment! The SunCrest Annual BBQ is this Saturday, August 6th, in the Village Green Park. The games will start at 6pm and include a rock wall, roller ball and bouncy houses. Live entertainment by Joe Friday and dinner by Pittmaster BBQ will start at 6:30pm. At dusk, this weeks “Movie in the Park” on the big screen will be Zootopia. Don’t forget your blankets and lawn chairs!

This large piece of real estate is located at approximately 2900 E. 16000 S, or just east of the Mercer Hollow subdivision on the Utah County side.  Some additional deets? The buyer is requesting access off of from SunCrest Drive,  assuming responsibility for any easements, and agreement of future connections or subdivision needs. Lack of listings

As we move towards a complete housing recovery, we believe that the housing crisis is behind us. High five! Doesn’t it feel so good to say that? The total number of SunCrest homes that have sold is up. SunCrest homes are selling faster. SunCrest homes are appreciating. Distressed property sales (think: short sales and foreclosures) have almost completely disappeared in SunCrest.

However, a new challenge has surfaced to affect the SunCrest real estate market — a lack of SunCrest homes for sale. As predicted, buyer demand has remained strong throughout the summer, but there just aren’t enough homes for them to buy. A lack of sellable inventory could be causing a slowing to the SunCrest market.

Sell in SunCrestLast month we discussed how the price of any item is determined by the supply of that item, and the market demand. We closely follow something called “absorption rate,” which basically measures how many homes sell over a given period of time. In 2016 so far, the current monthly absorption rate in SunCrest is 11.33. Or, roughly 11 homes are selling per month in 2016. Our current inventory? Just 22 homes for sale, or a 2-month supply of homes. You picking up what we’re putting down?

Our take: 

A lack of listings could be great news for people selling this summer. Sellers may see multiple offers, spend less time on the market, or face less competition for others who aren’t quite ready. Now may be a time to list if you’ve be considering selling. For buyers, even though there’s more competition for fewer homes, interest rates remain at historic low, keeping the cost to own affordable for many.
