SunCrest Annual BBQ

SunCrest Annual BBQ Recap
Oh, SunCrest. We’re just in love with you. We still get butterflies in our stomach driving up the hill to see you. Heck, we want to grow old with you.
So after getting to spend an entire afternoon with so many of you at the annual SunCrest BBQ — the people who make these houses into a real home for us — you can imagine that we’re still positively glowing.
We’re often asked, “What are the people like in the SunCrest community?” Our response: “Welcoming, friendly, outgoing, and diverse. The best kind of people, really.” Meeting new neighbors and seeing friends at events like this are a reminder why we live in the greatest neighborhood in the state.
We have to give a huge THANK YOU to the SunCrest OA for allowing us to sponsor the event again this year. And how about the food? Justin and his team were slinging BBQ sandwiches left and right. Based on the ticket count, nearly 500 meals were served in under 2 hours! Wow. Not only did Pittmaster handle the crowd efficiently, the food definitely hit the mark.
And Joe Friday Band? Our toes were tappin’ all night to the well played tunes of this fine trio.
There’s wasn’t a dull moment thanks to Custom Events. The high striker, bounce house, super slide, rock wall, and jousting was a hit with the kids (and adults!) all night.
Congratulations to Gina James who won our Snowbird weekend getaway raffle. Thanks to everyone who entered by dropping your ticket stub, liking us on Facebook, and following us on Instagram. It was fun to see social media posts with our event Snapchat filter, too. We enjoyed chatting with as many residents as we could and look forward to the next community gathering.
1725 E. Longbranch Drive | Spread out & stretch

$325,000 | 2,660 sq. ft. | 3 beds | 2.5 baths
Do you ever get the urge to just roam a little? Spread out? Stretch? This well-maintained SunCrest two-story may actually be the cure to claustrophobia (don’t quote us on that).
You want headroom? The entry and front room are vaulted, light and open.
Unlike so many other homes, you don’t get tucked away in a cave when you go to your room. No, the master bedroom has a spacious en-suite bathroom and a walk-in closet with so much room you’d swear it was a junior bedroom.
No need to cram into the bathroom amenities; the jetted tub and shower are separate and feature a gorgeous mosaic backsplash.
Two other bedrooms and a loft/office/exercise room/playroom/you-decide is upstairs for you to spread out and enjoy.
The family room is conveniently located just off the kitchen dining for a more casual look, speaking of convenience, the main floor laundry and powder room are easily accessible to keep you from needless steps.
Need to stretch and grow even more? The unfinished basement is roughed in for a bedroom and family/rec room and rough plumbed for a fourth bathroom. Not that you’ll want (or need) to go outside, but this is SunCrest, so when you’re ready for blue skies, pop out to the oversized patio for views of Lone Peak. Let the kids, dogs, or party guests roam free in the secure, flat yard.
The charming covered front porch will feature phenomenal sunsets and ensure not only ample headroom, but a home to put you in the perfect headspace.

Draper City to review offer for property in SunCrest

Draper City is looking at a 7.3 million dollar offer from Blue Bison Development on 110 acres of SunCrest area property that was declared surplus (surplus= the city’s way of saying “for sale”) a few years back. This large piece of real estate is located at approximately 2900 E. 16000 S, or just east of the Mercer Hollow subdivision on the Utah County side. Some additional deets? The buyer is requesting access off of from SunCrest Drive, assuming responsibility for any easements, and agreement of future connections or subdivision needs. Lack of listings
As we move towards a complete housing recovery, we believe that the housing crisis is behind us. High five! Doesn’t it feel so good to say that? The total number of SunCrest homes that have sold is up. SunCrest homes are selling faster. SunCrest homes are appreciating. Distressed property sales (think: short sales and foreclosures) have almost completely disappeared in SunCrest.
However, a new challenge has surfaced to affect the SunCrest real estate market — a lack of SunCrest homes for sale. As predicted, buyer demand has remained strong throughout the summer, but there just aren’t enough homes for them to buy. A lack of sellable inventory could be causing a slowing to the SunCrest market.
Last month we discussed how the price of any item is determined by the supply of that item, and the market demand. We closely follow something called “absorption rate,” which basically measures how many homes sell over a given period of time. In 2016 so far, the current monthly absorption rate in SunCrest is 11.33. Or, roughly 11 homes are selling per month in 2016. Our current inventory? Just 22 homes for sale, or a 2-month supply of homes. You picking up what we’re putting down?
Our take:
A lack of listings could be great news for people selling this summer. Sellers may see multiple offers, spend less time on the market, or face less competition for others who aren’t quite ready. Now may be a time to list if you’ve be considering selling. For buyers, even though there’s more competition for fewer homes, interest rates remain at historic low, keeping the cost to own affordable for many.

Draper Days 2016

Draper Days is happening this week and we’ve got all the deets! From the Draper Days parade, concerts, to walking the booths at Draper Park, there is something for everyone.

Draper Nights Concert
The Draper City Park is the site of many of the Draper Days activities, booths, food, items for sale, entertainment and family fun. The activities begin Friday at the park and range from storytelling, pony rides, and BMX demonstrations (full agenda below). Be sure to check out “One More Day”, an unforgettable evening with Diamond Rio performing their greatest hits. Concert begins at Friday at 7PM.

Parade Route
Saturday gets started early at 7AM with 1k/5k race followed by one of our favorites–the parade! The parade starts at 9AM at the corner of Stokes Avenue and Fort Street and travels north on Fort Street and ends at the intersection of Fort Street and Pioneer. The festivities continue all day at Draper Park followed by “Saturday in the Park” – the best of Chicago and Kansas at 7PM. One thing is for sure, you definitely don’t want to miss “God Bless the USA” Fireworks Spectacular at 10PM.
The event is free to the public with separate rides, bounce houses, booths, and food available for purchase. See you around!

15168 S. Longbranch Drive | T’s crossed & I’s dotted
$485,000 | 3,965 sq. ft. | 4 beds | 3.5 baths
T’s crossed and I’s dotted. We’re not sure there’s a better way to put it when describing this home because it really has everything covered. This two-story is buttoned up tidy, and sports that open floor plan you’re after.
Walking in, you’ll see those massive vaulted ceilings dotted with just the right amount of windows to let the light shine in.
From there, you’ll probably notice the open loft or office space, then you’ll see the living room and a formal dining room that could fit the whole block (we’ll look for the invite).
Perhaps the best part of the main floor is the kitchen and family. We love the idea of dinner at home while keeping an eye on the young ones, old ones, or four-legged ones.
The master suite upstairs is open and spacious and has everything you should expect to retreat to, not to mention some of the best views in the house.
Downstairs is WIDE open. Space to spread out, space for kids, or space for hobbies – those are just a few ideas, but what’s important here is that you decide what to do with the massive finished space.
Summer nights won’t disappoint from the monstrous Trex deck out back that overlooks both Salt Lake and Utah County. The flat, near quarter-acre fenced yard is really just the cherry on top of all those details offered in this home. You almost feel selfish that such a well-appointed home would also come with those stellar views on such a big lot. Almost.
We’re pretty sure you’ll get over it when you bring over all the neighbors for the house warming party. Inside and outside, this home serves up a delicious dose of sunrises and sunsets daily, and yet you’re not more than 10 minutes to the interstate. Our take? You ought to see in person.

June SunCrest Market Update

Supply and Demand
In most parts of the country, we’re seeing higher than normal housing appreciation and a low inventory of homes for sale. This is causing a stir, and some believe we’re heading down the familiar and dangerous path that led to a bust in the housing market. “Homes are appreciating too quickly” and “people are just settling because there isn’t a better choice” are a few of the more popular phrases we’ve heard.
By definition, supply and demand dictates that the lower the supply, and higher demand, the more people are willing to pay for something. For SunCrest, that means with the current low amount of SunCrest homes for sale, and the steady amount of people looking to buy in the community, home prices are appreciating.
According to the Home Price Expectation Survey — a panel of economists, real estate experts, and market strategists — 50% of the experts cite not enough homes for sale as a primary driver of home values going up. Another 20% believe it’s because interests rates are still at historic lows. Translation: 70% believe limited inventory and low interest rates are causing this push.
We believe there’s a strong third factor: pent up seller demand. Historically, homeowners would stay in their homes an average of 6 years. Since 2007, the number has risen pretty dramatically as the economy struggled, they owed more on their homes than it was worth, and they worried about job security. With those worries somewhat faded, many are looking to finally get out of their current house and into something that better suits their current needs.
Our take:
Looking back over same period last year (Jan-May), the SunCrest market has improved in several areas:
- Homes are selling quicker. The median days on the market down from 113 to 26.
- Home prices are going up. The median home price is up 4.3%.
- Despite a lower number of home available, 11% more homes have sold this year.
There’s no doubt about it. There is a shortage of SunCrest homes for sale and folks who are ready to buy. While this doesn’t guarantee a quick sale, now’s the time to list if you’ve been on the fence about moving. And with home prices rising, it’s the time to buy before you get priced out.

1822 E. Walnut Grove Drive | Plant your roots
$310,000 | 2,360 sq. ft. | 3 beds | 2.5 baths
We love helping people find a place where they can put down roots. You know the feeling – digging your feet in the soil and really becoming a part of the landscape, and blossoming alongside a community of neighbors that become close friends.
This house might just be the perfect place to do that.
Oh, it’s not just because this house has a flat, fully-fenced and fully-landscaped .16 acre lot that makes us think that (although it doesn’t hurt)…
It’s more about the whole package that makes it the perfect place to plant yourself and grow.
The master retreat is planted on the back of the home and has pocket views of the Maple Hollow Corridor, which is a perfect place to hike among the Gambel Oak, by the way.
The inviting entry and two other rooms upstairs are perfect for an office, guests, or your little sprouts (see what we did there?). But if you want to branch out a little more, use the downstairs space to create a hobby room, theater room, or play room; you’ve got the square footage.
Think of all you can do to cultivate this house into your home -the yard, the basement, and your personal touches – contact us to see it today, all it needs is you!
