More SunCrest Development?

Draper City recently received a $7.3 million dollar offer from Blue Bison Development on 110 acres of SunCrest area property. Located at approximately 2900 E 16000 S, or just east of the Mercer Hollow subdivision on the Utah County side, this area was declared surplus a few years back (the city’s way of saying “for sale”) and appears to have found a buyer.

The potential development would be accessed from a new road off of SunCrest Drive. It does lie within the Traverse Ridge Special Service District (TRSSD) which would be in charge of maintenance costs if the road is public, and the developer would be in charge of any easements and future connections or subdivision needs. This parcel neighbors ~365 acres known as Alpine Joint Ventures that will also likely be developed.

 Our take: 

Since Draper City’s $5.3 million dollar purchase of nearly 2,400 acres at the end of 2012, almost 200 of those acres appear to be heading towards residential development. This parcel, along with Hidden Canyon Estates and Edelweiss, may have you wondering, “How will new construction impact my home’s value?” New development in any community presents more choices for buyers and sellers. Depending on the size, style, and lot size, new homes can bring new competition to existing SunCrest homes when it comes time to sell, but they will also bring a lot more people up the hill who are interested in buying in SunCrest new construction isn’t for everyone. Working with a team to help position yourself to stand out in a bigger (and newer) crowd, however, will become even more important for any SunCrest homeowner looking to sell.

Oh, SunCrest. We’re just in love with you. We still get butterflies in our stomach driving up the hill to see you. Heck, we want to grow old with you.

So after getting to spend an entire afternoon with so many of you at the annual SunCrest BBQ — the people who make these houses into a real home for us — you can imagine that we’re still positively glowing.

We’re often asked, “What are the people like in the SunCrest community?” Our response: “Welcoming, friendly, outgoing, and diverse. The best kind of people, really.” Meeting new neighbors and seeing friends at events like this are a reminder why we live in the greatest neighborhood in the state.

We have to give a huge THANK YOU to the SunCrest OA for allowing us to sponsor the event again this year. And how about the food? Justin and his team were slinging BBQ sandwiches left and right. Based on the ticket count, nearly 500 meals were served in under 2 hours! Wow. Not only did Pittmaster handle the crowd efficiently, the food definitely hit the mark.

And Joe Friday Band? Our toes were tappin’ all night to the well played tunes of this fine trio. SunCrest Annual BBQ

There’s wasn’t a dull moment thanks to Custom Events. The high striker, bounce house, super slide, rock wall, and jousting was a hit with the kids (and adults!) all night.

Congratulations to Gina James who won our Snowbird weekend getaway raffle. Thanks to everyone who entered by dropping your ticket stub, liking us on Facebook, and following us on Instagram. It was fun to see social media posts with our event Snapchat filter, too. We enjoyed chatting with as many residents as we could and look forward to the next community gathering.

Hidden Canyon Estates Plat | City Council Recap

Hidden Canyon Estates

Recently, Draper City held a public hearing to discuss the preliminary plat for the Hidden Canyon Estates subdivision. We were there and below is a summary of the comments we made.

City council will vote on this matter at their next meeting. PLEASE voice any questions, comments or concerns you have directly to the City Council by emailing them here.

TRSSD:
The development agreement will require homeowners pay into the TRSSD. No other financial compensation is proposed for road repair or maintenance from construction.
Street Size:
Snow accumulation and where it can be pushed has been a recurring issue in SunCrest. The applicant is requesting the street size to be reduced from 56′ to 50′. This street size is comparable to other streets in SunCrest. Last year, Draper City approved 46′ wide streets with one sidewalk for the pending Edelweiss development.
Open Space:
The development agreement requires a minimum lot size of .17 acre and as presented complies with current zoning. The plans offer no open space within the subdivision. There is a retention pond that is slated to have a walking path but no green space, playground, or tot lot.
Trails: 
The plans as presented provide a conceptual drawing of the proposed trails. There are no trailheads, just connections into the existing trail system. The development agreement does state the applicant will be donating $500,000 to the parks and trails that is “to be used in the area” by the time the applicant begins their second phase.
Street Entry/Exit: 
A single entry lane, a deceleration lane, and a left hand turn lane will be made at the subdivision ingress. A left, right, and acceleration lane will be made at the egress to the subdivision.
Sidewalks:
No answer was given regarding a sidewalk running along the East side of SunCrest drive.
Wetlands: 
No definitive answer was given if any of the proposed area is in wetlands. The proposal does require that a “determination be made by a competent professional” prior to approval.
Loose ends:
Hidden Canyon Estates is not currently included the master SunCrest HOA.
The applicant stated the development is likely a 3-7 year project.
Unless another egress is made, they are limited to 50 homes from a single access point.
